- Dryer vent problemPosted on: 2010-02-03I'm wondering if any of you neighbors with a plan 2/bonus room from the Montecito track have had a problem with your dryer vent. It has been taking hours for our clothes to dry...we have cleaned and removed lint from the vent and recently have purchased a new dryer. When we unhook the dryer from the vent, the clothes dry with no problem within an hour. We think that there has to be a problem with the vent. - Our Home was Burglarized Monday 1/4/09Posted on: 2010-01-06Monday Morning after I left for work at 8:45 and our home was robbed. They kicked down the front door, and ransacked the bedrooms, office. They stole a great deal of property. The police came, took fingerprints, nothing was found, gloves were worn. The police said that the robberies started in De luz and now are in our neighborhood. I feel very unsafe. It took the police 40 minutes to show up. I live on Via Bejarano. The police also said it is happening when people are home. I just wanted everybody to know, and that our so called association could care less, I called them and they said, so sorry, but we are not responsible about what happened. Homeowners win big with extension and expansion of federal tax credit
The U.S. House of Representatives today voted 403 to 12 to extend and expand the home buyer tax credit. The bill passed the U.S. Senate late yesterday and now will go to President Obama for his signature, where it is expected to be signed this week.
The tax credit will be extended through April 30, 2010, with a 60-day extension if a binding contract is in place prior to the deadline. First-time home buyers will continue to receive a tax credit of up to $8,000, while existing homeowners will receive a credit of up to $6,500. Existing homeowners will be eligible for the $6,500 if they have lived in their current residences for at least five years. The bill also will increase the qualifying income limits from $75,000 for single tax filers and $150,000 for joint filers to $125,000 and $225,000, respectively. The purchase price of the home is capped at $800,000.
Under additional provisions in the bill, taxpayers can claim the credit on purchases completed in 2010 on their 2009 income tax returns. The bill maintains the provision that home buyers do not have to repay the credit, provided the home remains their primary residence for 36 months after purchase, and waives this requirement for active duty military personnel who move due to a military order.
For weeks, the CALIFORNIA ASSOCIATION OF REALTORS (C.A.R and its members have urged Congress and the U.S. Senate to extend and expand this crucial piece of legislation.
Nationwide, more than 1.4 million first-time home buyers were given the opportunity to become homeowners as a result of the Federal Tax Credit for First-time Home Buyers. According to C.A.R. research, nearly 40 percent of first-time home buyers surveyed said they would not have purchased a home without the federal tax credit, and approximately 70 percent said the tax credit was 'the most important' or a 'very important' factor in their decision to buy a home.

C.A.R. Mortgage Update
Thinking of halting payments on house?
Some homeowners underwater on their houses—who owe more on their mortgages than their homes are worth—wonder what would happen if they were to stop paying their mortgages.
When lenders do not receive payments, the first action taken by the lender is to report the missed payment to the credit bureaus by the first day of the next month. Sometimes this can happen in as little as two weeks from the due date, depending on when the payment is due. Generally, this action will leave a negative mark on a credit report and decrease the homeowner’s credit score by as much as 200 points.
Because of the negative mark on the homeowner’s credit report, within the next 30 days, homeowners can expect their other creditors to take note of the late payment and to take action. Credit card issuers may raise interest rates, lower credit limits, or close credit card accounts. The borrower’s auto insurance, student loans, and other forms of credit also may change, as these are tied to the borrower’s credit score as well.
If the homeowner does not pay for 90 days, the lender likely will start calling, trying to persuade the homeowner to enter into a loan modification. If a loan modification cannot be agreed upon between the homeowner and the lender, and the homeowner continue missing payments, the homeowner likely will be served with a foreclosure notice. After the foreclosure notice is received, the lender asks a court to issue a judgment against the homeowner, and a county sale is arranged.
Homeowners at risk of defaulting on their mortgages, or those who already are behind, should contact their lender immediately to work out a repayment plan and/or loan modification.

The City Council approved the purchase of the Summerhouse property by Bridge Housing Corp. Bridge Housing Corp. wants to build 90 apartments for low- to moderate-income families on the property. A public hearing, scheduled for 6 p.m. Sept. 10 at the Community Recreation Center, will focus on alternatives. There is also a City Council meeting on Sep 22 at 7:00 PM, City Council Chambers, 43200 Business Park Drive, Temecula, California. The Summerhouse project will be an agenda item.

- These Are Our Kids, Too...Posted on: 2009-05-29I read with sympathy and understanding about the concerns our neighbor shared about Sparkman school's remedial mission. I encourage all of us to work with the school district to help mitigate any potential burdens on our neighborhood, but I want to take a moment to encourage all of our neighbors to remember that these are our children, too: the kids of your friends and neighbors in the community. We have the potential to be welcoming and supportive of kids who need additional help to become successful. If my child were attending the remedial school, I would hope that he or she would be met with friendly faces that reassure him/her that success is possible despite the additional challenges he/she's facing, challenges that can be overcome with hard work, integrity and the help of a supportive community. Please consider the needs of these kids as if they were the needs of your own children - there but for the Grace of God go all of us. Meanwhile, our neighbor brings up legitimate worries - and we have the power to help shape the school's impact on our neighborhood in constructive ways. Look up the school site committees for your area and find out what you can do - let's get involved!
- Continuation school at SparkmanPosted on: 2009-05-04Obviously this whole school board decision is saddening to the families whose children attend there and maddening to all of the residents who will have to succumb to the blight of having it dropped into our laps like a crashing jumbo jet falling from the sky and wiping out our neighborhoods as it skids to a halt.
Does anyone know about any meetings with or what our associations are going to do to secure and maintain our homes, the streets, the community pathways and greenbelts?
According to the South County Weekly (4-30-09),they will be doubling it's current enrollment and they are are looking to have TWO five hour sessions per day and adult night school. They only specifically sight traffic being a problem and use a grouping term such as 'other' to the grim reality of what typically comes along with the whole continuation/alternate education program. It was a very pro-school proaganda type article. As an acronym 'OTHER' could be mixed and marched in a multitude of ways. =
O - Oppositional behavior; Offensive language and activities...
T - Truancy; Theft...
H -Hanging out in front or back of our homes, around our children, on pathways, and greenbelts to smoke; home values dropping like that jumbo jet...
E - Extra cars parking and driving through our neighborhoods; Excessively loud car stereos and transmissions blaring (second hand noise they call it) etc...
R - Remedial; Rebellious,...

I do have a personal friend who owns one of the home currently located by the existing school. It is NOT GOOD.
I am not saying all these kids are trouble. There are a few that do not fall into the stereotype. But more than enough do.
Will the school district be willing to cover extra security guards to keep them out of the neighborhoods? Install security systems? Block off the entrance from Pio Pico?
And where are all these kids going to park, let alone faculty. It has been one thing to deal with all the responsible parental traffic from Sparkman two times a day, but then they disappear. These cars will be parked! 5 hours+ 5 more hours+ night school. I cannot believe no one but myself has finally said something. Sorry it had to be me.
So what are we going to do guys?
At least when our home values plummet, we will be paying A LOT LESS PROPERTY TAXES. Wonder how the county will like that! On June 8 I will be participating in the BB&BS annual Golf Marathon. This is a 12 hour non stop golf fest where ALL money raised through donations and sponsorships goes directily to the program. No middle man taking their share. This is a great program that helps so many kids in need of mentoring and friendship.
My goal is to reach $2,000 in pledges. Any money donated is a tax deductable donation. All donors will receive a receipt from the Big Brothers & Big Sisters for tax purposes.

- Safety in Our CommunityPosted on: 2008-12-28As I read the Community Newsletter (Dated January 2009) explaining the HOA dues increase. It became apparent that our community safety is being managed at the same level it was 4 or 5 years ago. This concerns me as a homeowner.
After reading 'What your assements pay fo:', we pay for one patrolman seven days a week, who 'walks from recreation center up to the volleyball courts. Sunday thru Thursday 6PM to 12PM Friday & Saturday's 8PM to 2AM.'
Hearing the news of other communities experiencing 'home squatters' (people who break into forclosed homes and live in them), with the rise of foreclosures in our community, and with the rise of renters moving in. We should start thinking about increasing our security patrol to a more visual patrol, such as, hiring a Mobile Security Patrol for our community.
Since our BOD has increased our HOA Dues and our delinquent assessments has risen (either due to the current economy and/or foreclosures/rentals) then we, as homeowners, need to ensure we are aggressive and vigilant in keeping Our Community Safe!

Many parents are asking their children to walk to Paseo del Sol Recreation Center to be picked up after school. The School STRONGLY encourages you to reconsider having your child(ren) wait for you at the Recreation Center after school. Students are NOT supervised down there. This area is not on campus and does not fall under our resposibility of supervision. I have personally observed unsafe behaviors of students while waiting for their rides; not only is there concern for their physical safety, but I have a concern for safety around strangers and unmonitored middle and high school students.
I know the traffic may be bothersome at times, but the short cut of having students wait for a ride off campus is not worth compromising the safety of your child.

I am conducting research for the City of Temecula on surveying a general interest in a program that the City of Temecula is potentially developing that would enhance our state of readiness in preparation for natural disasters and emergency crisis. Engineered towards parents and teenagers (ages 13-18), the program would overall benefit their household, neighborhood, and community.
The Junior Citizens Corps, a program specifically designed for teenagers ages 13-18, would be trained on how to conduct an emergency household/family plan, provide neighborhood assistance, and be safely involved in community emergency response due to shortages in emergency resource personnel. Operated under the City Manager, teens would be trained in administering first aid, etc., which would overall increase self-sufficiency, safety, and confidence.
Please answer the following, as applicable:
• If you are a parent of a teenager, would you be interested in supporting your teenager in volunteering for a Junior Citizens Corps Program?
• If you are a teenager with your parents consent, would you be interested in supporting a Junior Citizens Corps Program?

We live on Carentan. I heard and noise and when I turned to look I watched a coyote chase some kind of prey along our fence line. It was up between the hedges and my actual fence I got a good long look. This is a very popular walking are for all especially those with dogs. BEWARE!!! Another concern as told by our Vet is that they are bringing numerous diseases to our pets via their droppings in the walking areas. Make sure you are current with all vaccinations.
- Be active in our Community!Posted on: 2008-04-02I have received numerous emails regarding thefts in our Community and many people getting their power turned off late at night. This happened to my neighbor last night (4/1/08) and I am extremely concerned and frightened by the events that seem to be growing in our neighborhood. I am passing this email along to others in our neighborhood and I ask that they relay any information on any thefts, invasions, power-outages, etc.... to merit@meritpm.com - This is the Corporate office email that is on the back of your Association bill that you pay every month. There needs to be security officers cruising our streets if this is what's happening to our Community. We pay the Association not only for the beautiful landscaping but for the security of knowing we are in a safe environment. They had been out riding them, placed them on the rack, and about ten minutes later when I went into the garage, they were gone. We live on Via Montalban, which is close to the home of where a woman's purse was stolen out of her vehicle. One of the bicycles was recovered a couple hundred yards away because whoever took it damaged the front tire. The other one is gone. I notified the police. I now have to keep my garage door closed unless I am outside in the front yard. I just wanted everyone to be aware of the theft that is happening in our neighborhood, and take some extra precautions to help keep your items safe.

On Galatina Street, many of us have had things stolen out of our cars. One neighbor had his garage door opener stolen, another had a cell phone and other misc. items stolen and I had a red leather bag with personal paperwork, including bills, etc. stolen - only to be returned one week later on my neighbors porch 3 doors down. How strange is that?
Another thing they are doing is going into our electrical breaker boxes and turning off our electricity. Right out of a scary movie! So get yourself a little lock and tell your neighbors to be on the look out.
I would like to learn more about the Neighborhood Watch Program....
