  • Dryer vent problem

    I'm wondering if any of you neighbors with a plan 2/bonus room from the Montecito track have had a problem with your dryer vent. It has been taking hours for our clothes to dry...we have cleaned and removed lint from the vent and recently have purchased a new dryer. When we unhook the dryer from the vent, the clothes dry with no problem within an hour. We think that there has to be a problem with the vent. If anyone has a a similar problem, please contact me.
  • Our Home was Burglarized Monday 1/4/09

    Monday Morning after I left for work at 8:45 and our home was robbed. They kicked down the front door, and ransacked the bedrooms, office. They stole a great deal of property. The police came, took fingerprints, nothing was found, gloves were worn. The police said that the robberies started in De luz and now are in our neighborhood. I feel very unsafe. It took the police 40 minutes to show up. I live on Via Bejarano. The police also said it is happening when people are home. I just wanted everybody to know, and that our so called association could care less, I called them and they said, so sorry, but we are not responsible about what happened. I called our local rep at the pool house left her a message the day it happened and nobody called me back.

    Homeowners win big with extension and expansion of federal tax credit
    The U.S. House of Representatives today voted 403 to 12 to extend and expand the home buyer tax credit. The bill passed the U.S. Senate late yesterday and now will go to President Obama for his signature, where it is expected to be signed this week.
    The tax credit will be extended through April 30, 2010, with a 60-day extension if a binding contract is in place prior to the deadline. First-time home buyers will continue to receive a tax credit of up to $8,000, while existing homeowners will receive a credit of up to $6,500. Existing homeowners will be eligible for the $6,500 if they have lived in their current residences for at least five years. The bill also will increase the qualifying income limits from $75,000 for single tax filers and $150,000 for joint filers to $125,000 and $225,000, respectively. The purchase price of the home is capped at $800,000.
    Under additional provisions in the bill, taxpayers can claim the credit on purchases completed in 2010 on their 2009 income tax returns. The bill maintains the provision that home buyers do not have to repay the credit, provided the home remains their primary residence for 36 months after purchase, and waives this requirement for active duty military personnel who move due to a military order.
    For weeks, the CALIFORNIA ASSOCIATION OF REALTORS (C.A.R and its members have urged Congress and the U.S. Senate to extend and expand this crucial piece of legislation.
    Nationwide, more than 1.4 million first-time home buyers were given the opportunity to become homeowners as a result of the Federal Tax Credit for First-time Home Buyers. According to C.A.R. research, nearly 40 percent of first-time home buyers surveyed said they would not have purchased a home without the federal tax credit, and approximately 70 percent said the tax credit was 'the most important' or a 'very important' factor in their decision to buy a home.

    C.A.R. Mortgage Update
    Thinking of halting payments on house?
    Some homeowners underwater on their houses—who owe more on their mortgages than their homes are worth—wonder what would happen if they were to stop paying their mortgages.
    When lenders do not receive payments, the first action taken by the lender is to report the missed payment to the credit bureaus by the first day of the next month. Sometimes this can happen in as little as two weeks from the due date, depending on when the payment is due. Generally, this action will leave a negative mark on a credit report and decrease the homeowner’s credit score by as much as 200 points.
    Because of the negative mark on the homeowner’s credit report, within the next 30 days, homeowners can expect their other creditors to take note of the late payment and to take action. Credit card issuers may raise interest rates, lower credit limits, or close credit card accounts. The borrower’s auto insurance, student loans, and other forms of credit also may change, as these are tied to the borrower’s credit score as well.
    If the homeowner does not pay for 90 days, the lender likely will start calling, trying to persuade the homeowner to enter into a loan modification. If a loan modification cannot be agreed upon between the homeowner and the lender, and the homeowner continue missing payments, the homeowner likely will be served with a foreclosure notice. After the foreclosure notice is received, the lender asks a court to issue a judgment against the homeowner, and a county sale is arranged.
    Homeowners at risk of defaulting on their mortgages, or those who already are behind, should contact their lender immediately to work out a repayment plan and/or loan modification.

  • Continuation school at Sparkman

    Obviously this whole school board decision is saddening to the families whose children attend there and maddening to all of the residents who will have to succumb to the blight of having it dropped into our laps like a crashing jumbo jet falling from the sky and wiping out our neighborhoods as it skids to a halt.
    Does anyone know about any meetings with or what our associations are going to do to secure and maintain our homes, the streets, the community pathways and greenbelts?
    According to the South County Weekly (4-30-09),they will be doubling it's current enrollment and they are are looking to have TWO five hour sessions per day and adult night school. They only specifically sight traffic being a problem and use a grouping term such as 'other' to the grim reality of what typically comes along with the whole continuation/alternate education program. It was a very pro-school proaganda type article. As an acronym 'OTHER' could be mixed and marched in a multitude of ways. =

    O - Oppositional behavior; Offensive language and activities...
    T - Truancy; Theft...
    H -Hanging out in front or back of our homes, around our children, on pathways, and greenbelts to smoke; home values dropping like that jumbo jet...
    E - Extra cars parking and driving through our neighborhoods; Excessively loud car stereos and transmissions blaring (second hand noise they call it) etc...
    R - Remedial; Rebellious,...
    Use your imagination!
    I do have a personal friend who owns one of the home currently located by the existing school. It is NOT GOOD.
    I am not saying all these kids are trouble. There are a few that do not fall into the stereotype. But more than enough do.
    Will the school district be willing to cover extra security guards to keep them out of the neighborhoods? Install security systems? Block off the entrance from Pio Pico?
    And where are all these kids going to park, let alone faculty. It has been one thing to deal with all the responsible parental traffic from Sparkman two times a day, but then they disappear. These cars will be parked! 5 hours+ 5 more hours+ night school. I cannot believe no one but myself has finally said something. Sorry it had to be me.
    So what are we going to do guys?
    At least when our home values plummet, we will be paying A LOT LESS PROPERTY TAXES. Wonder how the county will like that! We have always been one of their better money makers

  • Thieves in Paseo Del Sol

    YES, the thieves are bold and creative.

    On Galatina Street, many of us have had things stolen out of our cars. One neighbor had his garage door opener stolen, another had a cell phone and other misc. items stolen and I had a red leather bag with personal paperwork, including bills, etc. stolen - only to be returned one week later on my neighbors porch 3 doors down. How strange is that?

    Another thing they are doing is going into our electrical breaker boxes and turning off our electricity. Right out of a scary movie! So get yourself a little lock and tell your neighbors to be on the look out.

    I would like to learn more about the Neighborhood Watch Program....
